PUBLIC PROJECT OVERVIEW

About this opportunity

Project Summary

This project proposes the acquisition and further development of an existing 100-acre mature coconut estate in Sri Lanka.

Approximately 75% of the coconut plantation is currently in good productive condition, providing the project with the potential to generate coconut income immediately after acquisition. The remaining areas will be rehabilitated through soil improvement, pruning, replacement planting, improved irrigation and professional estate management.

The existing coconut estate will be transformed into a diversified and regenerative agricultural enterprise by introducing high-value secondary crops, integrated livestock farming, aquaculture and a commercial organic compost unit.

Cinnamon, pepper, moringa, medicinal herbs, banana, papaya, pineapple, turmeric, ginger and vegetables will be cultivated between suitable coconut rows and in dedicated production blocks.

The integrated-farming division will include dairy cattle, goats, poultry, fish farming, beekeeping and mushroom production. Coconut residues, crop waste and animal manure will be converted into compost, vermicompost, liquid organic fertiliser and biogas.

This circular production model will reduce agricultural waste, improve soil fertility, lower fertiliser costs and create several complementary sources of income.

Existing Estate Advantage

Unlike a new plantation that may require four to six years before meaningful coconut production begins, this project will acquire an established coconut estate with approximately 75% of the plantation already in good condition.

This provides several strategic advantages:

  • Immediate coconut harvesting potential
  • Existing mature coconut trees
  • Earlier operating cash flow
  • Lower plantation-establishment risk
  • Reduced replanting requirements
  • Existing agricultural infrastructure where available
  • Opportunity to improve yields through professional management
  • Additional income from intercropping and integrated farming
  • Valuable land and mature-tree assets

Development Strategy

The estate-development programme will focus on four principal areas:

  1. Improving the productivity of the existing mature coconut plantation
  2. Rehabilitating or replanting approximately 25% of the underperforming areas
  3. Introducing profitable secondary crops and integrated-farming activities
  4. Establishing organic compost, storage and value-added processing facilities

Investment Highlights

  • Project location: Sri Lanka
  • Total land area: 100 acres
  • Existing mature coconut estate: Approximately 75% in good condition
  • Rehabilitation area: Approximately 25%
  • Land acquisition value: Approximately €1.43 million
  • Preliminary total project value: Approximately €3.20 million
  • Income potential: Coconut revenue can begin immediately after acquisition
  • Secondary crops: Cinnamon, pepper, moringa, herbs, fruits, spices and vegetables
  • Integrated farming: Dairy cattle, goats, poultry, fish, bees and mushrooms
  • Organic production: Compost, vermicompost, liquid fertiliser and biogas
  • Target markets: Sri Lankan and international agricultural markets

Revenue Development

The estate is designed to generate income through several production stages:

  • Immediate income: Coconuts from the existing mature plantation
  • First-year income: Vegetables, moringa, poultry, mushrooms, honey and compost
  • Short-term income: Ginger, turmeric, banana, papaya, pineapple, fish and livestock
  • Medium-term income: Pepper and cinnamon
  • Long-term income: Improved coconut yields and fully developed agroforestry production

Investment Opportunity

The project provides investors with access to an existing income-producing agricultural asset rather than a greenfield plantation.

Its value is supported by:

  • A 100-acre underlying land asset
  • An established mature coconut plantation
  • Immediate production potential
  • Multiple agricultural revenue streams
  • Opportunities to increase current coconut yields
  • Organic and regenerative farming development
  • Long-term land and plantation appreciation
  • Potential for agricultural processing and branded products

The project may be structured as an equity investment, joint venture, agricultural operating partnership or land-backed development investment.

Detailed land documents, current coconut production records, tree counts, estate condition reports, development budgets and financial forecasts will be provided to approved investors.

Invest in an established coconut estate with immediate production and significant development potential.
